Top Doís and Doníts When Selling a Home
Saturday, 10 February 2018, 01:35:00 PM

Selling a home is a big step; you are moving away from the years of memories you have made, in addition to the neighbours and local amenities that you have grown fond of. However, the sell must go on! You should hire a sales representative who can help you get your home ready to put on the housing market. The objective is to avoid common mistakes that could cost you potential buyers. To help make the selling process less chaotic, here are some do’s and don’t’s to think about before and after you have put your home on the market.

Do Learn as Much as PossibleTop Do’s and Don’ts When Selling a Home

Of course selling a home will require common sense; however, there are some things you need to research, such as asking price, marketing features, curb appeal, and more. If you aren’t a sales representative, or lack knowledge of the housing market, there will be important steps you need to learn before putting your home up for sale. When you set aside time to learn more about the market and what it takes to make a good sale, you could prevent yourself from making an expensive mistake. When sellers lose money on their home, it is often because they haven’t researched enough. There are seminars you can take to learn more about the housing market, in addition to research that you can conduct via the Internet or with printed materials. Sellers need to learn as much as they can to simplify the selling process, and to avoid making costly errors.

Don’t Personalize the Home

As a seller, you want to make sure the home is staged perfectly, but you also want to give potential buyers the ability to picture themselves living in the home. If you go overboard with personal items and dťcor that you love, buyers may be turned off. You should speak with a sales representative who can give you some staging pointers. For example, she may have you go with neutral wall colours, instead of bright shades of paint. You should also remove clothes from the closet when possible, and take down personal photos. It is okay to leave wall art and furniture in the home, but your children’s school pictures and awards should be taken down. The more personal the home is, the harder it is for the buyer to determine how the property will accommodate their needs and lifestyle.

Do Develop Selling Goals

Your goals can include selling the home within a short time frame, or getting your asking price without compromising. Although this rarely happens, it is not impossible. Make a list of goals that you want to achieve, and do your best to complete them. If you want to sell your home without adding new features to the property, take some time and jazz up your current features. For example, if you have an unfinished basement and you don’t want to put the extra time and money into finishing the area, you can enhance the feature by embellishing the context in your listing. Instead of listing an unfinished basement, you could state things like, “man cave or extra bedroom for those days when you want to be alone,” or “large storage space without the additional storage fees.” When you develop a list of goals, make sure you include a good plan and strategy for each goal.

Other factors to consider when selling your home are the offer due date, pricing, and current market trends. As a seller, you should remember the things that mattered most to you as a buyer, and incorporate those factors into your selling approach. When you choose to work with a qualified sales representative, he will do everything possible to attract serious buyers to your home, which increases your odds of selling the property. A sales representative can also go over other important do’s and don’ts to simplify the selling process.
